When it comes to selling a home a discount broker can save you a little when it comes to the listing side of a commission but usually will end up netting you far less on the sale of your home for a few reasons. Discount brokers will not advise you on how to put your home’s best foot forward and get it ready for market. There is no marketing of the property aside from listing it on the MLS. Discount brokers won’t negotiate for you. Their goal is to sell your home quickly and get to the next client so that they can stay profitable. Discount brokerages are well known for discounting fees as it is a big part of their advertising. Buyers are fully aware of your savings when a discount sign is hanging in your yard. Immediately buyers will write lower offers due to the belief your costs are lower and thus you may take their offer.

The little known fact about real estate teams is that there is one agent at the top of the pyramid that runs the business. This agent may come out to meet with you at the first meeting and then you will be passed off to another agent called a “listing specialist” or a “buyer specialist”. You may only see the agent you hired one time. These listing/ buyers specialists are typically agents that are not succeeding in the business on their own and need the big agent to find them business. They are not the best in their field. During your transaction your service can get complicated as you are passed from department to department before you close your escrow. Big teams carry big costs as they balance all of their advertising, commercial office space, and employee salaries against their commissions earned. Teams will try to make you believe that there is an added value in their size or advertising, and therefore will charge you higher commissions.
